RESERVATION & PAYMENT PROCEDURES

Rental Agreement: When you have confirmed your choice of an apartment we will contact the owner to make sure the dates you requested are open. (Note: the owner will not block the apartment for you until he has a signed Rental Agreement and your reservation deposit.)We will send a Rental Agreement to you by e-mail. You are to sign and return this rental agreement to us by fax. The owner will be notified of your acceptance of this contract and will await your reservation deposit.

The next step is to remit the agency fee (if applicable) and reservation deposit to us plus the agency fee if applicable to us. You have several options described below.

Reservation for short term rentals (less than 40 nights) 30% of the rent has to be sent in advance after signing the Rental Agreement. The balance of the rent will be paid upon your arrival. The security deposit to the owner or his/her agent is requested in the amount equivalent to 50% of rent and will be held only as a security measure.

Reservation for long term rentals (more than 40 nights) 30% of the first month's rental fee plus the agency fee has to be sent in advance after signing the Rental Agreement. The balance of the first month rent will be paid upon your arrival along with the security deposit to the owner or his/her agent. The subsequent month(s) rent will be paid directly to the owner of your apartment.

Agency Fee
This fee is included in the rental fee for 7 to 30 days.

For long term renters :

From 40 days to 3 months........... 1/2 month rent.
From 3 months to 6 months ........ 75% of 1 month's rent.
From 6 months to 9 months ........ 1 month rent.
From 9 month to 12 months ........ 12% the total rental period.

Additional Fees
Additional charges are made for the following items;

• Cleaning fee - Studio 30€, 1BR 40€, 2BR 50€, 3BR+ 80€
• Check in - 25€
• Check in at the weekend & after 7pm - 35€
• Baby cot - 60€/week

SECURITY DEPOSIT

The security deposit is held during your stay. The security deposit is, of course, returned to you at the end of your stay, provided that there are no damages and the apartment is left in good condition. For rentals up to 30 days: the security deposit is equal to 50% of the rental fee. Between 1 month rental and 6 months rental: the security deposit is equal to 1 month's rental fee. More than 6 months rental: the security deposit is equal to 2 months rental fee. The security deposit may be in British pounds, American dollars or Australian dollars as well as euros.

CANCELLATION POLICY

If you cancel for any reason the advance payment will not be refunded. At Trips Europe's discretion the advance may be put towards an alternative future booking within a reasonable timeframe.

In the unlikely event that we are forced to cancel the booking (such as double booking, unforeseen building work etc), Trips Europe will make every effort to find an equivalent or better alternative apartment. You will be given the choice of the alternative apartment (if available) at no extra cost or a full refund.

HOW CAN YOU PAY CREDIT CARDS

We accept payment by credit card (Visa, Master Card or American Express) through the online payment service called PAY PAL. (There is a 4% supplemental fee added to cover bank charges added on to your bill.) Credit cards may not be used to pay the 30% of the rental fee due upon arrival or for payment of the security deposit. Be sure to have with you the necessary funds before your arrive at the apartment. The owner or his/her agent will not give out any keys until he/she has been paid the balance of the rental fee and the security deposit.

CASH
This may be used as a form of payment when you arrive for either the rental fee and/or the security deposit. For the rental fee ONLY CASH IN THE EURO CURRENCY IS ACCEPTED. Cash used for the security deposit will be held by Trips Europe for the duration of your stay and returned to you upon your departure (if there are no damages to the apartment or its contents) and if you have paid all applicable telephone and/or electric/gas charges.

UTILITY CHARGES

TELEPHONE
Telephone is included in short rental price less than one (1) month. For long term renters you will pay this in cash to the owner upon departure. Please note that telephones are restricted to local use. If you plan on calling mobiles phones or outside of Paris you will need either a prepaid telephone card or a telephone operator credit card. In addition to lines being restricted, some owners have opted to place an unrestricted line on the telephone but you will need to buy a card from France Telecom (sold at any tobacco store).

ELECTRICITY/GAS FOR WEEKLY RENTALS
Electricity and gas are included in the rent for short term renters.

FOR MONTHLY RENTALS
Electricity and gas are not included. A reading of either meter is taken from the time of arrival and at the time of departure and paid by you upon departure. The owner or his/her agent will do this when you arrive at the apartment. You will pay only for the kilowatt hours consumed during your stay + 19.6% VAT (French sales tax).

ARRIVAL / DEPARTURE
A representative from Trips Europe, will always be at the apartment upon your arrival. Check-in time is during normal working hours, but in the unlikely case where customers have not checked out before noon, the check-in can be made anywhere between 3 pm – 7 pm,.
To plan ahead we ask you to provide us with your arrival details, as soon as you have them, and to call us when you arrive in Paris.

Check-out is on the last day of your tenancy should be no later than 10am. Arrangements for a later check out is possible if no other tenants are arriving in the next 24 hours (at the discretion of Trips Europe).
